• Transitions Between Land Uses-

  As the City becomes more dense, transitions between different uses become extremely important. If strong policies and regulations are not in place and enforced, neighborhoods -- particular the edges of our neighborhoods -- could be adversely impacted. The latest land use map shows that the the most dense development in the City -- the areas coded in brown --  can occur along the southern and eastern borders of the Five Points CAC.

• What Raleigh's Citizens Want-

  Comp Plan workshops revealed the following themes are really important to Raleigh's citizens.>

  

   

• Institutional Impacts on Neighborhoods- As Raleigh has grown, the Five Points community has seen major expansions of schools and churches. With the increase in activity at these institutions, neighborhoods are finding it more difficult to cope with traffic, parking, noise and lighting issues. To ensure institutions don't do irreparable damage to our neighborhoods, the City needs to rethink regulations for institutions.

• Affordability of Housing-

  Service workers are finding it nearly impossible to live in Raleigh. Housing is simply too expensive. In the Five Points area, property values have risen 3 to 4 times faster than the average rate in Wake County, which means residents have seen dramatic increases in property taxes. If the trend continues, more and more residents will be forced to move to smaller homes, the suburbs or another municipality. 

• Comp Plan Land Use Map-

  The land use map is a really important document. "Land use defines a community’s physical form and function and provides a framework for all infrastructure related decisions, including transportation, conomic development, public utilities, community facilities, parks, and environmental protection." if properties are not classified correctly, it makes it much more difficult to approve or deny a rezoning case or development proposal.
